Overview

Set within three acres of established land, this project introduces two new family homes into a setting defined by generous plots, mature planting, and a strong sense of openness. The surrounding area is characterised by detached properties set within landscaped grounds, and the design responds directly to this established pattern.

Each home has been carefully planned to exceed minimum space standards, creating comfortable, practical spaces that support modern family life while sitting naturally within the wider landscape.

The challenge

The site is shaped as much by what is already there as by what can be added.

A number of trees across the site are protected by Tree Preservation Orders, requiring a considered approach to layout, access, and construction. These trees form a key part of the site’s identity and contribute to the character of the surrounding area.

At the same time, the scale of the plots and expectations of the local context called for homes that feel generous and well-proportioned, without overwhelming the landscape that defines the setting.

Managing surface water within a largely greenfield site also required careful planning, ensuring drainage solutions could be integrated in a way that supports both function and appearance.

Our approach

The layout begins with the landscape.

The positioning of the two homes, along with access routes, parking, and driveways, has been shaped around the existing trees to protect root zones and maintain the established canopy. This approach allows the development to sit comfortably within its setting, retaining the sense of maturity that defines the site.

Internally, the homes are designed to provide clear, flexible living spaces. The ground floor includes an entrance hall, open plan kitchen and dining area, study, WC, and a separate living room, all arranged to connect directly with private gardens. Upstairs, bedrooms, bathrooms, and en-suites are laid out to support family life, with smaller rooms suited to children or adaptable use over time.

Surface water is managed through the introduction of two balancing ponds. These features play a practical role in drainage while also contributing to the wider landscape, creating visual interest and supporting biodiversity.

Plot boundaries are defined using post and rail fencing, reinforcing the pastoral character of the setting without introducing unnecessary visual weight. Cycle and bin storage are integrated within each plot’s carport, keeping practical elements discreet and well organised.

Outcome

The result is a pair of well-proportioned homes that sit naturally within a mature and carefully protected landscape.

By prioritising the existing trees and working with the character of the site, the development maintains a strong sense of place while delivering high-quality, liveable homes. The integration of landscape, drainage, and layout creates a setting that feels established from the outset, with space for both the homes and the environment around them to thrive.
